Commercial Inspections
Our Commercial inspections are designed to help you assess the risks of purchasing a property or entering into a long term lease on a commercial property. We inspect the entire building or only the parts you direct us to inspect and provide detailed reporting.
Our Commercial Inspections will take a look at the entire building and we will work hard to give you a balanced point of view about the property and the associated risks with any issues that we may find. Our team will walk you through the property and show you areas of interest or concern and answer any questions you may have.
Commercial inspections are not meant to be technically exhaustive in relation to the specific use of the building. Additionally, specialized equipment such as equipment for manufacturing, restaurants or other specific usages are not part of the scope of these inspections. We will examine the buildings envelope and major systems, providing you with a clearer idea of the general condition of the building.
What’s Included?
Roof Inspection - Examination of the entire roofing system including the roofs coverings, flashings, drainage systems, skylights, chimneys, and roof penetrations.
Foundation Inspection - Visual examination of the foundation and structural elements of the property including inspection of the crawlspace and/or basement.
Electrical System Inspection - Visual inspection of the sub-panel inside the property, branch wiring circuits, breakers and/or fuses, and identification of panels capacity.
Exterior Inspection - Inspection of the exterior of the property including the siding, flashing and trims; walkways, patios and driveways; and the grounds and drainage of the property.
Plumbing System Inspection - Investigation of the plumbing system including water supply and drainage lines, gas supply lines, and water heater.
HVAC Inspection - Inspection of the heating and cooling systems assessing the general condition and proper functionality of the systems at your property
Interior Room-by-Room Inspection - Detailed inspection of each of the property interiors, assessing the general condition, appliances, testing electrical and plumbing functionality and looking for any issues related to moisture intrusion and structural movement.
Common Areas - Visual inspection of the common areas of your building including any storage areas and parking spots.

Our commercial property inspection is tailored for due-diligence inspections for purchases or NNN leases that evaluate the major systems of the property and overall general conditions. We note any issues related to moisture intrusion, structural settlement, and life safety concerns. The main focus is on general habitability and to call out any safety concerns.
This inspection is not meant to be technically exhaustive, nor are we inspecting for past or present codes. Additionally, specialized equipment will not be inspected i.e. restaurant equipment, manufacturing equipment, or any other equipment that is not standard.

WE FOLLOW INDUSTRY'S AND OUR STANDARDS
Our inspections are performed in accordance with NACHI’s Standards of Practice as well as standards of practice set forward by American Society of Home Inspectors. These two home inspection authorities are the most recognized and respected organizations for home inspectors in North America.
We also inspect residential and commercial properties the way we would inspect our own. We understand that many clients have limited-to-none construction experience which is the reason they hire us. We structure the report with HD photos using either our own in-house developed software or a customizable software developed by trusted third party company. BAHI’s Inspectors do not go through checklist programs supplied by others, our inspectors write each section of the report unique to the property inspected, we try to use language that is easy to understand for our clients.
