Roof Inspections
We provide licensed and certified roof inspections for single family homes, multi unit and commercial buildings. Our roof inspection services cover all sub-systems of the roofing installation and we can give a general range of remaining life on a roof based on the results of the inspection. Our roof inspections are performed by Licensed Roofing Contractors.
Additionally, we inspect the exterior of the property to assess any other problems that may be related to moisture intrusion issues. Our inspectors carry an array of modern tools to help give an accurate assessment of the roof and exterior systems, most importantly, our roof inspectors are Licensed Roofing Contractors.
What’s Included?
Roofing Membrane - Detailed roof inspection service of the roofing systems and coverings. We look at the general condition of the coverings as well as searching for defects, gaps or separations that could lead to moisture intrusion of the interior space.
Flashing System - Visual inspection of the flashing systems with attention given to connection points, age, condition and any areas that could lead to moisture intrusion.
Roof Drainage Systems - Detailed evaluation of the roofs drainage systems that looks for any blockages or clogs impeding the flow of moisture from the roof away from the home.
Skylights, Chimneys and other Roof Penetrations - Inspection of the skylights, chimneys and other roof penetrations. We look for any gaps, separations, rust and general defects that can contribute to further degradation of the roofing system.

We also inspect residential and commercial properties the way we would inspect our own. We understand that many clients have limited-to-none construction experience which is the reason they hire us. We structure the report with HD photos using either our own in-house developed software or customizable software developed by a trusted third-party company. Bay Area Home Inspections’ Inspectors do not go through checklist programs supplied by others, our inspectors write each section of the report unique to the property inspected, we try to use language that is easy to understand for our clients.
